This qualification is the final step to the full qualification with The Property Institute. It is the industry standard for professionals working in the build to rent sector looking to gain recognition for their learning and to use the designation MTPI.

Your first step

This qualification is the final step to the full qualification with The Property Institute via the build to rent pathway.

When you successfully complete the qualification, you will be upgraded to the Member level of membership with the Institute and can use the post-nominal letters of MTPI (previously known as MIRPM) in your professional title.

This qualification is nationally recognised and accredited by Ofqual as a Level 4 qualification.

The fee includes the online self-study course and one attempt at the two-and-a-half hour written examination, available twice a year.

We recommend all new entrants take the Level 2 Foundation in Build to Rent before attempting our Level 4 Build to Rent qualification. 

TPI members who already have the Member level qualification in leasehold management will need to successfully complete this course to qualify as a Build to Rent property manager. Everyone’s membership certificate will say whether they are qualified in ‘Leasehold’ or ‘Build to Rent’.

The qualification

This is an online self-study qualification and the course duration is fully flexible to fit the needs of individual learners. You can join the course at any time and progress at your own pace. Once enrolled, you will have access to all modules for 24 months. However, you can choose to complete the course earlier. The recommended minimum learning time is 6 months (total qualification time is 173 hours).

On successful completion of this qualification, your membership will be upgraded to the Member level, and can use the MTPI (previously known as MIRPM) designation.

The course consists of nine modules and each module includes an end-of-module test to aid revision. 

There is a mock exam available at the end of the course. It is timed and contains past exam questions, so it is a good practice tool for the exam.

The exam

The qualification is concluded with a final exam. The exam is online and it is ‘remotely proctored’, so there is no need to travel to a venue to sit the exam. Instead, you will be supervised by an invigilator online.  All candidates will be provided with specific instructions and have the opportunity to test the exam system prior to the exam.

The exam takes place twice a year and you will be required to book an exam within 30 months of joining the course. If you DO NOT sit the exam within 30-months of purchasing the course, you will be required to pay an additional £120 to sit the exam.

The exam takes two and half hours and it consists of two sections – Part A and Part B:

Part A contains a case study with questions based on it. A maximum of 40 marks are awarded for this part of the paper.

Part B contains six questions in four sections. Candidates are required to answer three questions of their choice. Each question carries 20 marks and a maximum of 60 marks are awarded for this part of the paper.

The pass mark is 60%.

The exam bookings - You are required to book your place at the exam via the website. The bookings close 10 days prior to the exam date. 

The exam bookings deferrals/cancellations – You can defer your exam sitting no later than 10 days prior to the exam date. Any bookings’ deferrals or cancellations after this deadline are only acceptable on medical grounds with evidence required.

Exam resits – Unsuccessful candidates can retake the exam at the next available and convenient sitting. The resit exam fee is £120.
